 Finished Basement Apprasial
Hi - Sorry if this is inappropriate but if you can share your thoughts that would be great. I'm trying to build a room in my basement to use in a kids playroom and the quote I got seems very high for minimal work. It's half the basement or so. Thanks for the input in advance.

I was quoted $14,500 for this work.

350 sq feet - 25x14
Frame room with a 36" door to access utility section of the basement
6 - 5" recessed lights
6 regular outlets
1 - 8 foot electric baseboard
r-13 insulation
Dry Wall - taped seams and joint compound only
no ceiling
Burba style high traffic area rug on the floor of the new room and the stairs down to the basement.

I don't think this is inappropriate; after all, the description says it can be about anything. That said, before I clicked on it, I said to myself, "This has got to be one of those spam advertisements again!" But I recognized your name... Good luck with your project.

Ha thanks - I guess I should have titled it something different. Does come off as spamish.

It does seem a bit high. I'd get a second, maybe 3rd quote. You can price out the materials yourself if you have any knowledge of building techniques. If not, you can Google this stuff to learn how to estimate.

Also - if you haven't done this already, suggest you consider this: install the studs (am assuming 2x4's) 4" from the 3 exterior walls. This will allow you to upgrade your R13 to R19 or even R21. It will also create a bit of gap/airspace between the insulation and outside wall so no issues of moisture transfer from the wall to the insulation. Also - consider using moisture-resistant sheetrock. A couple of bucks more per sheet, but minor overall. Same is true with higher R-value.

Used the above when I finished off the entire basement a couple of years ago. Not a contractor, but love DIY stuff.
